We are exclusively a property management company located in Green Bay, WI managing various types of properties - affordable housing for seniors, affordable housing for families, residential apartments, medical condominiums and residential condominiums.

Management Services

Marketing

  • Placing newspaper ads, site signs, bulletin board postings, brochures, local housing authority, county social services, family services, community contacts.

Leasing

  • Initial contact with prospective tenants.
  • Maintain waiting list for each property.
  • Showing of property.
  • Application and screening of applicants to include criminal background, credit report, landlord reference, and employment reference.
  • Preparation and execution of lease.
  • Collecting monthly rent and develop policy to deal with arrears and evictions if required.

Customer Relations

  • Handling tenant calls, questions, and problems
  • Scheduling maintenance repairs/services, maintenance surpervision
  • On-site visit as per management contract
  • Scheduled property inspections to include common areas and units
  • Liasing with local authorities, social workers and agencies

Accounting

  • Maintain property records and tenant files.
  • Accounting for income/expenses, furnish a monthly reconciliation.
  • Assist with budget preparation.
  • Preparing year-end tax information for accountant.
Condominium Management Services

Management

  • Act as advisor and/or consultant to the Board and owners
  • Aid the Board in the development and enforcement of policies, rules & regulations
  • Solicit bids for service providers & vendors and make recommendations
  • Maintain appropriate records and file systems
  • Implement & track incident reporting system
  • Maintain appropriate insurance on behalf of the association
  • Work with the Board to hire, train and supervise personnel where applicable

Financial Services

  • Prepare annual operating budget
  • Help Board of Directors administer and monitor long-range plan
  • Determine monthly fees and collect all funds
  • Disburse funds for payment of all products and services
  • Provide complete financial statements monthly

Administration

  • Attend Board meetings
  • Prepare and coordinate meeting notices, agenda and reports
  • Provide comprehensive management reports

Physical Asset

  • Regular site visits and walk-throughs
  • With Board direction, coordinate all maintenance of buildings and grounds
  • Coordinate all related insurance claims
